There’s no easy answer, as no two roofing jobs are alike. A new roof can cost anywhere from a few thousand dollars to tens of thousands, depending on the size and scope of the project. Factors that will affect the cost include the materials used, the complexity of the roof itself and the installation, and any necessary repairs needed to the underlying structure.

A roof can last anywhere from 15 to 50 years, depending on the type of roofing material, quality of installation, and exposure to the elements. Metal roofs and tile roofs tend to last longer, but we recommend asphalt shingles for their affordability, durability, and popular aesthetic appeal. Regular maintenance and minor repairs will also help extend the life of a roof.

Flashing is a material (usually metal) used to seal the joints between different parts of the roof as well as around openings like vents and chimneys. Properly installed flashing helps prevent water leaks and premature roof failure.

It depends on the cause. If the leak is due to a covered peril like wind or hail, then your insurance should cover it. If the leak is because of neglect or poor maintenance, however, you will likely have to pay for repairs out of pocket.

Measure the width and length of each section (also called a plane) of the roof. Because every roof is different, sections might not be uniform; some planes might be triangles or trapezoids, so all sides must be measured. To calculate square footage of each section:

• Square/rectangle – length x width
• Triangle – base x side, then divide sum in half
• Trapezoid – add top and bottom length together x length of one side, then divide sum in half
• Total roof square footage – sum of all sections

Not often. Sometimes it’s possible to view the condition of the plywood from the attic. But that’s a limited inspection. For instance, there could be mold on the top side of the plywood or it could be delaminated. The only way to make a complete assessment is after removing the old roof. You can choose to have the deck replaced in your initial quote or append the cost if issues, like rot, are found. The project manager will provide your best course of action.

Technically, of course, you can. But after working on thousands of roofs over so many years, we have concluded that “shingling over” is like putting a bandage on a broken leg. Our mission is to do things the correct way so our clients have a secure roof that they can trust for years. The only way to assure that is to start fresh.

To maintain our standard of quality, we do not offer single-section replacements. This can be another bandage on a broken leg approach, since one part of the roof would be newer than the undetermined integrity of the rest, as well as aesthetic issues to consider like matching the shingle style and color. That said, we do work a section at a time when installing a complete roof.

Before you have your roof replaced, contact your solar company to have them temporarily remove the panels. After they’re removed, we’ll install your new roof. When we’re finished, your company can reinstall the panels. By the way, if you decide to go solar after we’ve replaced your roof, the roof warranty is not affected.

Your closing project package should be delivered about two to four weeks after the final payment is received. This will include any warranties and additional information about your new roof.
